A community for people to live, work and play.

Work to prepare the Phase One area for the first homes at Welborne started earlier this year. Green infrastructure and engineering works are underway. We are proud to be working with as many Hampshire based firms as possible with our ‘Local First’ initiative. Approx. 50% of our suppliers, contractors and consultants working on Welborne are from Hampshire.

We have selected three regional housebuilders, CG Fry & Son, Thakeham and Pye Homes and have created Joint Venture companies to work in partnership with each – a very different model of delivery to the industry standard. Building the first homes will start in 2024 aligned to our exacting design standards and codes over seen by our Town Architect, Ben Pentreath. Detailed planning applications for the first homes have been approved by Fareham Borough Council. We look forward to welcoming our first residents towards the end of 2024.

Housebuilders build area - Phase 1

Early provision of facilities and a local hub will be vital in creating a sense of place. We have submitted the application for the Village Centre with its community hall, cafes, shops pub and houses this year with a view to start construction next year and completion by 2027. We are also working with Hampshire County Council on the delivery of the first primary school.

Our house and street designs reflect the Hampshire style - unashamedly traditional but with the supporting technology and connectivity to ensure Welborne thrives into the future. They will be heated and cooled by a low carbon ambient heat network, ensuring climate-change resilience is built in.

The inclusion of ample, well-designed green spaces and trees to create a sense of place, increased bio-diversity and well-being is vitally important. That’s why 50% of Welborne will incorporate green space – from gardens and allotments to community orchards, woodland, formal parks and natural open space.

Included also is an interconnected network of public footpaths, cycle routes, bridleways, green ways and 5km and 10km walking/running loops.

We have been working closely with Hillier Garden specialists and their tree nursery. Our tree planting programme has started this year with all ages of trees from young saplings to semi mature tree and shrubs planted to establish the first of many parks within Welborne. These will be the first of many park areas with in Welborne. Our Hampshire based Strategic Landscape Architect Kim Wilkie and Landscape Designer, Deacon Design, have guided the planting preparation and species selection towards native parkland trees. These will mature into legacy specimens for future generations to enjoy.

What will be delivered in the first phase?

  • Up to 700 homes

  • New parks, footpaths and cycle ways with playgrounds and pocket parks

  • Wider access to the woodland of Dashwood with a new 2.8km circular woodland paths

  • The first primary school

  • Village centre with local facilities such as a community hall, nursery, healthcare service,  café, shops and pub.

  • Upgrade to Junction 10 of the M27

  • Bus service between Welborne and Fareham
