We have designed elements that together make Welborne Garden Village a unique and thriving place. Landscape-led neighbourhoods, housing for all, community facilities, abundant green spaces and jobs will all contribute to Welborne being a place that people want to visit, live and work.

Homes

In our quest to ensure that living at Welborne Garden Village is accessible and affordable to a wide range of people as possible, we are building 6,000 homes of varying types and sizes. These range from one-bedroom flats, to five-bedroom detached houses, to retirement living – all with good sized gardens.

We know that peoples’ housing requirements will change throughout their lives. Young people stepping onto the property ladder, families looking for a home for their growing family, or older people downsizing now their children have flown the nest... we will have somewhere for you to live.

All houses will be built by our housebuilder partners in-line with Welborne’s Design Codes to ensure cohesive, well-planned streetscapes. The affordable housing will also be indistinguishable from other properties to ensure our village remains a socially-inclusive, mixed-income community.

Green spaces

More than half of the entire area of Welborne will be green space, from good-sized gardens to sports pitches, woodlands to formal parks. Welborne's allotments, community gardens and playgrounds will ensure there are numerous accessible open spaces for people of all ages to enjoy.

We have designed a network of linked greenways, pedestrian routes, cycleways and bridleways across Welborne that can be used for moving around or as 5km and 10km exercise routes.

The Welborne Garden Village Trust will maintain the green spaces and woodland at Welborne.

Community facilities

Welborne has been planned holistically and with the community in mind. It’s a place for all and our plans for community facilities reflect that.

As part of our pledge to create a community from the very beginning of Welborne we are building a community hall in the village centre early on in the development. This will be available for people for hire whether they’re hosting a new parent group, running a yoga class or planning a birthday party. The village centre will also be an early hub for the new and local residents with space for farmer markets and craft fairs.

Opportunities for active lives will be created from the outset with parks and woodland and later with dedicated sports pitches for adults and children. The Welborne Garden Village Trust will actively encourage the community to establish clubs and activities, employing a Welborne-based Community Worker to help facilitate and coordinate.

Schools

Welborne Garden Village will have four new schools: three primary and one secondary, all of which will have abundant access to green spaces and playing fields.

We know that schools are accelerators of community like nothing else. New friendships are forged at the school gate or on the touch lines of a sports match and local outreach programmes by schools into the community do wonders for both young and old.

That’s why we are building the schools alongside the houses, rather than waiting until they are complete. In this way, new communities will emerge from schools and new lifelong friendships will be born as people move into their homes

Boosting local economy

Building Welborne is expected to take around 25 years over which time it will boost the local and regional economy bringing opportunities for employment and training during construction. We have a "local first" approach to choosing our suppliers and construction partners.

As Welborne progresses there will be a vast range of jobs in education, retail, hospitality, green maintenance and more. We want to encourage local and new businesses to operate from the vibrant village centre.

The Welborne Science and Technology Park, located at the re-designed M27 Junction 10, aims to change the preconception of the traditional business park and will bring further benefit to Welborne and the surrounding area.
